Description

For sale: a unique, characterful estate in Murga, in the heart of nature!

Murga is a charming, peaceful village in Tolna County, embraced by picturesque hills and forests. On the edge of the village, we offer for sale a debt-free estate spanning a total of 10,872 m², consisting of nine parcels, featuring three separate yet nearby buildings and extensive green areas. The estate is primarily for sale as a whole, but the owner is open to all reasonable arrangements.

This property is not just a collection of houses; it is a genuine rural living space: ideal for those seeking peace, nature, and a touch of secluded freedom away from the hustle and bustle of everyday life. It presents a perfect opportunity for multiple families, creating a guest house, an investment, or running a small accommodation business – the possibilities are almost endless.

Location: Murga is a quiet village in Tolna County, situated between Bonyhád and Szekszárd. The village offers a natural, tranquil setting, surrounded by hills, forests, and meadows. The air is clean, the surroundings are peaceful and safe. Larger towns are easily accessible, while the true sense of rural calm and retreat is preserved. The village has only 44 residents.

Accessibility:
By car: Murga is only a few kilometres from main road 6, making it easily reachable from Bonyhád (23 km), Szekszárd (30 km), and Pécs (60 km). Well-maintained, paved roads ensure comfortable access throughout the year.

By public transport: Regular bus services connect Murga with Bonyhád and Szekszárd, from where further connections to Pécs, Budapest, and other major cities are available.

Estate and Land: The estate is beautifully divided and carefully maintained: the areas around the houses feature neat yards, ornamental shrubs, bushes, vegetable gardens, and fruit trees, while the rear sections are embraced by a natural forested strip, providing maximum privacy and tranquility. The well-tended garden’s highlight is a natural, swimmable pond, perfectly complementing the rural atmosphere and ensuring complete relaxation. The surroundings are filled with birdsong, the air is fresh and clean, and the views offer a different face in every season – yet always create a unique ambiance.

Three drilled wells are included with the land. Two additional plots across from the estate, owned by the municipality, are currently leased under favourable terms and could potentially be purchased, increasing the total area to 12,559 m².

Property Features: At the heart of the estate is the main building, a 100 m² family house with mixed masonry construction, fully renovated approximately twelve years ago. The renovation included a new roof structure, electrical and plumbing systems, and water-proofing. The house offers a cosy, welcoming atmosphere, with a spacious living room, dining area, two comfortable bedrooms, kitchen, and bathroom. The courtyard includes a practical storage unit and a traditional smokehouse.

The second building has been partially renovated (around 70%) under the National Folk Program but awaits completion by the new owner, who can personalise it to their taste. This approximately 112 m² house is structurally sound, with generous spaces and pleasing proportions – ideal for a second home, guest house, or apartment conversion.

The third building currently functions as a workshop. The roof has already been renovated, the building spans 95 m², and includes a smokehouse and a 30 m² barn awaiting completion. The owners have also applied for a facade renovation under the program, expected to take place in 2026.

Utilities: The main building is with mains water, gas, and single-phase electricity, and waste is managed via a traditional cesspit. The second building has mains water, a gas stub, and three-phase electricity, but the sewage system is not yet installed. The third building has three-phase electricity and gas but no independent water connection or sewage system. High-speed optical internet is available in the village, offering modern infrastructure alongside rural tranquillity.

Heating: The main building is heated via a gas boiler with radiators and also features two wood-burning stoves. The second building’s heating is not fully installed yet, but plans include a gas boiler system.

Peace, space, nature, and a beautiful, liveable environment – all in one place!

If you have ever dreamed of waking up to birdsong on your own rural estate, this opportunity is for you. For more information or to arrange a viewing, please contact us any day of the week.
