Cosy, two-storey holiday home in Mohács, in the Csele holiday area – a few minutes’ walk from the Danube!

In Mohács, in the popular Csele holiday area, in a quiet, green environment, we offer for sale a 65 m², two-storey holiday home, which is suitable not only for summer recreation but also for year-round use. The Danube is only a few hundred metres away, thus offering an ideal location for lovers of nature, riverside walks and fishing.

Location: Mohács is one of the southernmost, most Mediterranean towns of Hungary. A real little gem in Baranya County, located on the right bank of the Danube. The Croatian border is 12 kilometres away, Pécs 45 kilometres and Budapest 200 kilometres. In the town there is a hospital, schools, a shopping centre, post office and all basic services are available. The Danube riverside and the surrounding area are excellent for hiking, cycling and wine tours.

The holiday home is located in Mohács, in the recreational area of the Csele stream, in a picturesque environment, far from the noise of the city, yet in an easily accessible location. The area is rich in fishing opportunities and other leisure activities. The centre of Mohács, where all necessary services can be found, is only 5 minutes by car or 20 minutes by bicycle, which can be reached via a built bicycle path.

Accessibility: Mohács has excellent transport connections. It can be quickly reached via the M6 motorway, which allows comfortable and fast travel from the capital, from Pécs, and from other cities of the region. After leaving the motorway, the town can be reached via main roads 56 or 57. The holiday area is directly connected to the town of Mohács, and from there it can be easily accessed via local roads.

The central bus station of the town provides connections to other parts of the region and local routes as well, the bus stop is 2 minutes from the property. The nearest railway station is located in Mohács, from where regular train services depart towards Pécs and other larger cities.

Plot: The property is situated on a 280 m² carefully maintained, grassed plot. In the yard, comfortable parking is ensured for two cars. At the end of the garden there is a cosy covered terrace, which can be an excellent place for barbecues, friendly conversations or family gatherings.

Features of the holiday home: The house is accessed through a bright, glazed, covered veranda, which currently functions as a dining area. This special, sunlit space, decorated with plants, creates a pleasant atmosphere.

From here we step into the living room, which is the central living space of the house. From the living room, through a small hallway, the following can be accessed:
• a separate room, which can also be used as a study or guest room,
• a separate toilet,
• the kitchen,
• and the bathroom equipped with a shower.

From the living room, a staircase leads to the upper floor, where two rooms have been created. From one of the rooms there is direct access to the balcony, which provides a pleasant place to relax.

Under the house there is also a small storage or workshop, which provides a practical space for tools or garden equipment.

The renovation of the house has already been started, however the kitchen and the bathroom are still awaiting completion. The current size of the kitchen is not very large, however with smaller modifications it can easily be expanded, so the new owner can shape it according to their own needs.

Utilities: The property has drinking water supply, gas, and electricity. Wastewater is solved with a septic tank.

Heating: The property has central heating operated by a gas boiler (with radiators), therefore the holiday home can be comfortably used even in winter.
